For Tenants
PAY RENT TIMELY
A good tenant never defaults on their rent. If something happens that negatively affects a tenants financial situation and the rent becomes unaffordable, a landlord will appreciate honest communication about the issue.
While a tenant isn’t required to share all their personal information with their landlord, they are required to pay their rent throughout the lease term. If rent payments suddenly stop, the landlord (via the property manager) will have no choice but to move forward with an eviction. If you communicate with your landlord ahead of time, you may be able to break the lease without negatively affecting the tenant’s rental history or work out an alternative agreement.
HAVE RENTERS INSURANCE.
Not only will Renters Insurance help cover the cost of replacing a tenant’s stolen or damaged personal possessions, it can also cover the cost of damage caused to the property by negligence. A great tenant will have renters insurance so the homeowner isn’t left with a bill due a tenant being unable to cover the cost of damaged to the property or court fees. The good news is, renters insurance is extremely affordable and costs less than a few cups of coffee a month.
CARES FOR THE PROPERTY
Should take pride in taking care of the property during their tenancy. Normal wear and tear is expected, however preventing property damage by tenants is ideal.
Good tenants care about where they live.
That means the property needs to be clean and tidy. So that when routine inspections take place, the property is already in order!
KEEP THE RENTAL CLEAN.
A dream tenant will keep the property sanitary, as to not invite pest infestation or cause property damage. If the tenant does not keep a clean home, the landlord may deduct the amount paid for extermination or repairs from the tenant’s security deposit per the lease terms.
CLEAN UP AFTER ANY PETS IN THE RENTAL.
If you are allowed to have small pets in the rental, like a cat or a dog, you should make sure you clean up after them. This means not allowing the pet to go the bathroom in the rental, unless it’s a cat with a litterbox. You should make sure you clean and empty the litterbox often, so it does not make the rental smell or appear unclean.
MAINTENANCE ISSUES ARE COMMUNICATED
Even a small leak can transform into a major cost issue for a landlord. A good tenant will notify their landlord (via property manager) when they notice any maintenance issue that requires attention.
Property Managers can provide options for tenants to submit maintenance requests e.g. via email, which can easily be tracked and monitored until the issue is resolved.
SUBMIT REQUESTS FOR YOUR LANDLORD IN WRITING.
You should always submit written requests to your landlord by email or text message, as this will ensure there is a paper trail of your correspondence. Repairs and maintenance are normal practices of property management.
You may submit written requests for repairs or maintenance. You may also submit a written request about having guests stay in the rental or about having a gathering of people at the rental. Try to be transparent and honest with your landlord, as this will help foster a positive relationship with him/her.
FOLLOWS TERMS AND POLICIES

ADHERES TO LEGISLATION AND TERMS OF THE TENANCY AGREEMENT
A standard lease will prohibit criminal activities on the property or any conduct that threatens the safety of the community. A good tenant will maintain these rules as well as other lease terms.
DON’T BE HIGH MAINTENANCE.
While a landlord values great communication from their tenant, a renter who constantly complains or requires special attention is a pain. In most cases, you will not be your landlord’s only tenant and only priority. Try to resolve problems on your own, as long as they follow lease terms, before bothering your landlord.
EASY TO COMMUNICATE WITH AND ARE RESPECTFUL
A good tenant is anything but difficult to speak with and should be responded to within a reasonable time to answer calls and messages. A good tenant is understanding, compassionate and friendly to deal with.
BE RESPECTFUL OF THE NOISE REQUIREMENTS FOR THE RENTAL.
Your lease will likely specify the noise requirements for the rental. Your landlord may set a specific time at night when loud noise is not permitted, usually after 9 or 10 pm. You should follow these noise requirements and avoid hosting a big crowd or playing loud music after the specified time. Should you have a special event / party, be respectful to advise your neighbours. However, as the evening get late be mindful of the noise and ask your guest to leave quietly and be mindful as to the impact on your neighbours.
RENEW THE LEASE
Managing tenant turnover is very expensive and time consuming for a landlord (and property manager). An ideal tenant will want to renew their lease agreement and ideally live at the same rental property for many years.
In a perfect world, the tenant would meet every quality of a good tenant, which would make the long-term tenancy even more ideal for the landowner.
MOVE OUT RESPECTFULLY AND PROMPTLY.
When it comes time for you to move out of the rental, you should do so with respect and within the agreed time frame. Make sure you leave the rental as you viewed it, clean and damage-free. Leaving the rental in excellent condition will ensure you get your rental bond back and a good reference from your landlord for your next rental.
Discuss your plans in advance with your property manager.
